<p></strong>The National real estate market is definitely seeing some pricing adjustments. Savvy buyers and sellers know that local information is what matters most in real estate. The condominium prices in GREAT AREAS and GREAT BUILDINGS are strong and rising in many cases despite the National trends. Yes, the condominium inventory is rising, but that is because well-informed owners are pricing correctly and waiting for the informed buyer.</p>
<p><strong>Chicago Magazine bolsters this point with an article on January 23, 2008-<br />
<em><font color="#0000ff">Not all resale units in new buildings are value-priced. Kinney says that at a hot property like 340 on the Park, the handsome and ecologically friendly new tower that overlooks Millennium Park from the north, re-sales may get a normal-year markup of as much as 10 percent.</font></em></strong></p>
<p>Many buyers extrapolate National trends into the local markets. This type of over-generalization often puts those buyers in a position where they expect more than the local market is willing to give. Owners of very desirable property, such as condominiums in 340 on the Park, hold out for prices based on local information rather than the National trends. Even the broader Chicago market, experiencing value reductions, is impacting the premium markets less than you think.</p>
<p>One of the biggest determinants of value in the real estate market is &#8220;scarcity.&#8221; There are simply no more building sites available on the Northern exposure of Millennium Park. Period. The limits to lake and park views, as well as lake and park access are scare as well. There are even fewer locations with proximity to shopping, restaurants theaters and museums. There may be some deep discounting going on in some &#8220;overbuilt&#8221; sections of the Chicago condominium market, but premium and &#8220;scarce&#8221; properties will continue to hold their own.</p>
<p>My observations are supported by today&#8217;s NAR reports-</p>
<p>NAR REPORTED TODAY [02/14/2008]<br />
In the fourth quarter, 73 out of 150 metropolitan statistical areas(1) show increases in median existing single-family home prices from a year earlier, including 11 areas with double-digit annual gains and another 12 metros showing increases of 6 percent or more; 77 had price declines including 16 with double-digit drops.</p>
<p>Chicago Condominium Median Prices - In spite of NATIONAL ISSUES, local market is still very strong.<br />

2006Â  Â  Â $ 222,500<br />
2007Â  Â  Â $ 232,400</p>
<p>These numbers reflect the Chicago, Naperville and Joliet areas. The premium property markets in extremely highly desirable areas (such as on Millennium Park) have even stronger numbers. I will post the more specific numbers once they become available.</p>
<p>Victoria and I are optimistic for the New Eastside condominium market and are forever bullish on 340 on the Park.</p>

<p>It was very exciting for me to finally get a chance to see the interior spaces! Apparently there are quite a few units sold in the early stages and on lower floors that were strictly investments and these units are back on the market minutes after closing.There is a lot of construction activity in the building so there was some dust and general cleanliness issues, but these of course will be taken care of as things move forward.</p>
<p><strong>The Lobby<br />
</strong>I thought that the lobby, mailbox and parking elevator areas were very pleasing and there was plenty of room to maneuver. Some lobby areas in the LSE development are tight and a little confining. The floors and wall finishes on the lobby level were gorgeous, and the artwork is all appropriate and complimentary to the design. It has a true sense of elegance. Once the exterior spaces on Randolph are planted, the whole effect will be even more spectacular.</p>
<p><strong>The 25th Floor</strong><br />
The 25th floor will be the envy of every residential building in Chicago. I have been in every large apartment and condominium building in town as part of my experience with the moving company I am associated with. This amenity level is far and away the most breathtaking and well equipped I have ever seen. The 25th Floor had a great deal to do with our decision to purchase at 340, and we were not disappointed.</p>
<p><strong>Ex</strong><strong>ercise Room</strong><br />
The exercise area is huge!Â Â Really Huge! The equipment is state-of-the art and the diversity of equipment rivals many health clubs. The views from the exercise room, and everywhere on the 25th floor, are absolutely incredible. There is a small viewing or waiting room near the treadmills that is nicely furnished as well. The entire floor is covered in the typical weight-room rubber-like tiles. This helps keep the noise down and is good for aerobics. There is a lot of room between each machine and there is a good sized stretching or &#8220;class&#8221; area. The small corner balcony in the exercise room offers great views as well.</p>
<p><strong>Wintergarden and Party Room<br />
</strong>As you can see in the photos - this room is tall, bright, airy and inviting. The decor is very tasteful and the furniture is well-matched and very comfortable. It looks exactly like the renderings we are all familiar with. There is no other space in a Chicago residential building, that I have seen, that has anything to compare with it. The party room is smaller than I had imagined, but is well appointed. There is a small &#8220;warming&#8221; kitchen separate-but-connected to the party room for catering. The views from these rooms, as you can imagine, are phenomenal.</p>
<p><strong>The Pool and Jacuzzi<br />
</strong>The lap pool is long and very bright with direct access to the shower rooms. The views are &#8230; well fantastic. The Jacuzzi, or spa tub, is small and the placement keeps it somewhat isolated and private. The room where the spa is situated is very tall, bright and roomy but rather bland.</p>
<p><strong>The 25th Floor Balcony<br />
</strong>For anyone who has no southern exposure (<em>as is the case forÂ our 06 unit</em>), the balcony offers a view where everyone enjoy the views from the buildingâ€™s prominent position on Millennium Park. We have no balcony in our unit so this is a double-blessing for us. The balcony is wide and accommodating. The furniture is well-sized and does not interfere with the passage from one end to the other.Â Â Most importantly - these are the views that make 340 on the Park such a desirable property.</p>
<p><strong>Sauna and Steam Rooms<br />
</strong>The Sauna is small, but nice to have in the common area. Most saunas we have seen in residential buildings are located in either dressing room. You can enjoy this sauna with your spouse. The steam rooms are located in the separate shower rooms.</p>
<p><strong>Comparing - A Natural Tendency</strong><br />
The Park Shore and The Buckingham are both elegant buildings with well appointed common areas. We would love to live at either one of these buildings, and did live at The Buckingham for years. 340 on the Park has set a new modern benchmark for elegance and design that other buildings simply can&#8217;t match. We still love The Park Shore and The Buckingham, but 340 on the Park has raised the bar for elegance and amenities that are very hard to match.</p>
<p><strong>Our Conclusion<br />
</strong>So - our first look at the inside . . . we loved it. We are more excited than ever to close. That&#8217;s how we felt on our first look around.Â Â I hope we see some more photos from other residents, including some inside shots of their units.</p>
<p>I believe all of us who purchased at 340 on the Park made a great choice. Judging from the re-listing prices, it was a great financial choice - but even more than that â€“ 340 on the Park will truly be an extraordinary place to live.</p>
